Many people do not realize the benefits of a home warranty plan. As an experienced Real Estate Professional, I would like to explain how a good home warranty plan can benefit you - whether you are buying or selling a home.
A good plan ensures the repair or replacement of major covered items in the home that fail due to normal use, such as HVAC units, appliances, water heaters, electrical, plumbing, etc.
When I am representing the buyer, our offer will ALWAYS include asking the seller to provide a one-year home warranty plan. I have never had a seller or seller's agent refuse. For the buyer, this means peace of mind and confidence in the purchase of their home.
When I am representing the seller, I always encourage them to offer a one year home warranty. This provides added value to their home while it is on the market, and makes buyers feel like they can "trust" the home they purchase.
The other advice I give is this: once the home warranty is up for renewal, keep it in place. Especially as your home and its items age, it gives you piece of mind that you will not have to lay out a large sum of money to replace items that can be very costly.
